Real Estate today is much different
than it was just 1 year ago. Economic adjustments have created
an excess
of inventory, and interest rates are at historic lows. Qualified
buyers
can still purchase a home at incredible pricing compared to recent
years. There are still some 100% programs out there for rural
and non-urban areas, that is backed by State or Federal programs.
These are stable financing options, and not the questionable
offerings that have contributed to the current housing debacle.
For financing options, work directly with a direct lender, they
can do an underwritten approval for you as a buyer and you will
have a much better idea of your purchase ability and your monthly
expense.

Today's hot items, Foreclosures and REO Properties,
offer both first time home buyers and investors some great opportunity
to take advantage of this market.I currently work with several
banks and asset companies to help liquidate their property assets.
Other investment tools are purchasing of first position bank
notes, purchasing
performing
and non performing
mortgage notes from banks that are looking to liquidate mature
or slow paying notes. The property the mortgage is attached
to is the security for the note, its a great opportunity to possibly

| Should I Wait to Buy? |
That depends. If you are renting, and just waiting
for prices to fall even more, it can be a double edged sword.
With interest
rates at an all time low, the tax benefits of owning versus renting
may be more financially beneficial than waiting the market out.
You may miss an opportunity on a property that would have been
the "perfect" one.
