These are stable financing options, and not the questionable offerings that have contributed to the current housing debacle. For financing options, work directly with a direct lender, they can do an underwritten approval for you as a buyer and you will have a much better idea of your purchase ability and your monthly expense.

With interest rates at an all time low, the tax benefits of owning versus renting may be more financially beneficial than waiting the market out.
